Retained by Shato Holdings, IBI Group helped take the design, drawings and concept for The Spot through multiple revisions for heritage permits and local approval. The site informs the building’s design, creating a pulsating blend of modern architecture and historic vernacular. Each corner projects towards a different aspect of the quaint Cambie Village; spacious green space and City Hall to the north, a heritage area of single family homes to the east, protected trees to the south, and tall towers with retail space along Cambie St. to the west.

The Spot appears as three masses stacked upon one another. Its ground floor provides an open realm with public seating, while the rooftop is available to residents for amenities and outdoor space with children’s play. Its two upper, rectilinear, residential masses twist eastward – opening up the views to City Hall, and the downtown beyond. With a commitment to sustainability, IBI’s architects also used passive design strategies to reduce the building’s heat gain and loss with reduced glazing and solar shading devices.
